Five steps, honestly timed.
The whole process usually takes six to ten weeks from first visit to first guest. Most of that is the owners corporation — and we’d rather wait for consent than operate without it.
One visit. We look at the property, the building, and the location, and tell you plainly whether it suits short-stay. If it does, you get a fixed rent offer in writing within the week. If it doesn't, we'll say so.
The slow step, and we won't pretend otherwise. We prepare the application, present to the committee if invited, and obtain written consent before anything else happens. OCs take weeks, sometimes longer. If the answer is no, we walk away and you've lost nothing.
A residential head lease — we're your tenant. Fixed rent, two-to-five-year term, your landlord rights intact. Take it to your own lawyer first; we'd think less of you if you didn't.
Full professional fit-out, safety compliance checks, photography, and short stay levy registration. A photographic condition report is taken before the first guest, and you get a copy.
Rent on the same day every month, in advance, from the day the lease starts — not the day the first guest arrives. Guests screened, stays insured, quarterly written reports. From here, your involvement is reading them.
Step one costs you a cup of tea.
Tell us about the property and we’ll come and look. The rent offer is in writing and there’s no obligation at any point before the lease.
